Obtaining a Quote for legal fees

Operating our services Countrywide, Mullaney & Co utilise postal and e-mail and telephone facilities. However we would recommend that you obtain your initial quote over the telephone, which will be followed by a written quotation without obligation, or go to our contact page.

  • Abortive Transation Scheme is available for many Conveyancing Matters

We operate an abortive legal costs scheme for many types of Conveyancing Transactions. If you are interested in this facility, please check with a member of our Conveyancing Team, that the Abortive Costs Scheme is available for the type of transaction you are contemplating.  The minimum "one-off" payment for this scheme is £50.00 plus VAT, per transaction, which will cover our abortive fees, should the transaction not proceed to exchange of contracts. This scheme is aimed at providing some peace of mind and certainty with regard to any fees incurred, and how much you will have to pay us if things do go wrong.

Chain of Events in a Conveyancing Transaction

Time Scale

The time scale will of course vary for each individual transaction. However we would estimate approximately 6 - 8 weeks to completion of your sale or purchase.

Pre-Contract
  • Selling a property. During this time we will obtain Title Deeds and necessary documentation from yourselves/your Lender and we will prepare draft Contracts.
  • Purchasing a property. We will request draft Contracts and associated paperwork from the seller's solicitors and we will raise any necessary enquiries
Exchange of Contracts

This is a point during which your purchase may be extremely stressful. The reason is because it is not always possible to exchange contracts on the day that you would prefer. There may be a related sale involved, or perhaps on your purchase, there will be a related transaction (your seller's purchase if applicable), and there may be outstanding matters of which we are unaware and which need to be resolved prior to exchanging contracts.

Please be assured that the Conveyancing Staff at Mullaney & Co., will do everything in their power to ensure that this event is as painless as possible, although they will only be able to obtain information from the Solicitors who act for your Sellers' or Purchasers', and from the Estate Agents involved. It is very often the case, that the Agents are best placed to apply pressure, as our Conveyancing Team are primarily involved only with the legal aspects and the Agents will be obliged to ensure that matters go smoothly for you.

However, we will assist wherever possible and you must feel free to request an update at any time.

Completion

When the big day arrives, we regret that we cannot be certain as to the exact time that you will be able to obtain keys and gain access to your new home. The reason for this is because we will be dependent upon the banking system and the speed at which the bank will be able to pass funds to the parties concerned. However, once we hear from the Sellers' Solicitors that they have received your purchase monies, the Estate Agents will be instructed to release keys to you and you will be able to move-in.
